How To Spring Clean Your Finances

Don't limit spring cleaning to your closets and cupboards-it's time to get your finances in order too! From reviewing your retirement plan to updating your budget, here are seven tips to help you freshen up your finances.


1. Check your credit
It's important to check your credit once a year. You need to make sure there aren't any errors dragging down your credit score. Free reports are available annually from each of the major credit bureaus at www.annualcreditreport.com. It's free, takes 10 minutes, and will give you peace of mind.

2. Update your budget
If you don't have a budget, make one. It will make managing your less overwhelming. If you already have a budget, make sure you update it once a year. Add any pay increases (or decreases) and adjust accordingly. Have a little excess money each month? Instead of blowing it on a weekend in New York City or a new dress you don't need, squirrel it away in savings.

3. Make a plan to cut your debt
Think of debt as clutter you need to put away. If you're carrying sizeable debts on your credit cards, it's time to make a plan to pay them off. Prioritize based on interest rate and balance and choose one to focus on this next year. This will keep your goal to reduce debt realistic and attainable. If you're expecting a tax refund, think about putting towards your biggest balance.


4. Review your retirement plan
When was the last time you peeked at your 401(k) or IRA? It's time to take a minute and review your investment strategy and make sure it still matches up with your retirement goals. If need be, chat with a retirement advisor about adjusting your investments to match your current risk tolerance.


5. Shred old documents
It can be hard to throw away or shred financial statements, but trust us; you don't need your bank statements from 2003. Outside of tax returns, which you should keep for five years as well as the supporting documentation and receipts, everything else can be thrown away after two years. Make sure you shred anything with personal info; just throwing it away can invite identity theft.

6. Make a will
If you don't have one already, there's no better time to make a will. If you die and leave no will, your assets may not be distributed as you'd planned and your estate will lose money trying to divvy it all out. If you already have a will, this is a good time to review it and make any adjustments based on new income or investments.


7. Review your stock portfolio
If you've been waiting for an investment to bounce back and it's been more than a year, it might be time to let it go. Holding on to stocks for emotional reasons instead of logical ones can end is disappointment-and huge losses of money. Make sure your investments are in line with your overall financial goals.

5 Tips to Help Sell Your Evanston Home!

In recent posts here on our blog, we’ve talked about buying a home in Evanston as now is a great time to do so.  Yet there are those of you who are on the exact opposite end of the spectrum and things such as a job transfer or other extenuating circumstances are causing you to sell your Evanston home.  It could be that, with the current buyers’ market; you’re hoping to finally move up into your dream home and have already begun searching out some of the beautiful homes in Evanston.
No matter what your reasons for selling your Evanston home this spring; it’s important to stay positive about the process.  Oftentimes when sellers hear about the market leaning in the buyers’ favor; they will immediately set themselves up for a long, drawn out home selling endeavor and have pictured it to be a less than favorable transaction.  But there’s good news!
In fact, as experienced Evanston Real Estate agents, we know that the home selling process can be stress free and enjoyable.  We’ve worked with buyers and sellers in the Evanston Real Estate market and are armed with the know-how to sell your home quickly and efficiently.  Many sellers will ask what they can do to help their home sell and, since we consider them an important part of the team, we give them these five tips.
1. Research- While your Evanston Real Estate agent will provide you with comparables of what other homes in your neighborhood are selling for, taking the time to do a little research on your own will help you prepare for what you can expect.  Take note of home prices in your area and what upgrades those homes have to offer.
2. Fix it Up- You’ll want to know what needs to be fixed before buyers begin looking at your home.  Having a “pre-inspection” by a home inspector will allow you to fix any necessary repairs so that they don’t come up in the buyers home inspection.  This can help speed up the process once you find an interested buyer. 
3. Act Like a Buyer- If you were looking at your home as a buyer, what would you see?  Are there any updates you’d want to make such as paint, appliances or finishes?  Acting like a buyer for your own home will give you insight into what you can do to make your Evanston home more attractive to buyers.  
4. Make it Move In Ready- Today’s buyers have the option to be picky and many want a home that’s move in ready.  Your home will need to have those key factors that are now considered standard in an Evanston home such as granite countertops and stainless steel appliances.  
5. Price it Right- This is a key factor that cannot be stressed enough.  Pricing a home correctly from the beginning will help you sell your home more quickly.  Your Evanston Real Estate agent will work with you to show you what other homes are selling for and to determine a fair market value for your home. If your home is priced too high, it  will sit on the market and you’ll eventually have to lower your price.  If you decide on a price that is the lowest you’d like to go, be prepared to offer buyers other incentives such as closing costs or a flexible closing date.
