Buying or Selling a home in the Fall or Winter

If you're buying or selling a home and the end of the spring-summer real estate season is stressing you out, relax.  Even though real estate sales do fall off at the end of warm weather, there's still plenty of buying and selling coming this fall and winter.
Remember, sales volume is not your problem. The only house you care about is the one you're selling or hoping to buy. What's more, many home buyers and sellers are bucking the seasonal nature of residential real estate. They're finding that buying or selling Evanston houses in the fall and winter months has many advantages -- not the least of which are the gorgeous fall leaf colors and holiday decorations that showcase many homes to their fullest potential
No matter which side of the transaction you're on, you can make the off-season work to your advantage. Here's why:

Sellers
  • Buyers are motivated. Many off-season Evanston buyers are more serious than some among the horde who descend like locusts on open houses in the spring. After all, there's a reason they didn't buy during the peak season. Perhaps they didn't have enough for a down payment or couldn't get financed. The fact that they've entered the market in a downtime might be very meaningful
  • There is a Second Season.  While sales definitely fall of in the early fall, they usually escalate again in October in many area.
  • Cyber Sales.  The expansion of the internet and the numbers of people who use it have added a significant off-season dimension to Evanston real estate stales.  Potential Evanston buyers now find Evanton properties for sale in the comfort of their home through a vast array of Websites, such as www.TheThomasTeamOnline.com.  Virtual tours can take them into homes an they can preview neighborhoods, schools and city information before venturing our.
  • Hindsight.  When you put up a home for sale in the fall or winter, you have the advantage of hindsight.  You and your agent can review which homes sold quickly in your area during the warm-weather "peak season."  This gives you the chance to adjust your price and terms accordingly and to make your home more marketable.
Buyers
  • There's Less Competition. How many times did that darling Evanton house you had your eye on in May get bought out from under you while you and your spouse talked over making an offer the very next day.  Sellers are often pressured. Motivation is critical in any real estate situation. Find out how long the house has been on the market. If it's been hanging around awhile, there's a good chance the seller is getting antsy. Sellers frequently drop their price -- especially as Christmas draws near -- giving buyers lower down payments and closing costs. If it went on the market after the peak season ended, the seller may have a pressing reason to sell, such as a job transfer, financial problems, divorce or illness to name just a few.
  • Tax Considerations. When you buy a new home before the end of the year, you'll be able to report items such as mortgage interest, points, closing costs, property taxes and more on your tax return.
  •  Interest Rates. If you're ready to buy, waiting until next spring can spell disaster. Many experts think we've seen the end of record-low interest rates and that mortgage rates will only go up from here
  •  Beating Price Hikes. As high as the Evanston home prices may seem to you now, chances are they'll only be higher when a new real estate season starts in March.
As Evanston Real Estate agents, The Thomas Team, we hope these tips are useful as you consider buying or selling a home in Evanston. Our goal is to provide you with current real estate information and tips as you enter the Evanston Real Estate market.

If you are ready to begin the process or still have a few more questions; please contact us! We’re here to help in any way we can and we look forward to working with you!

How to Improve Curb Appeal

Home Selling Advice to Help You Attract Potential Evanston Homebuyers

A large percentage of  Evanston home buyers decide whether or not to look inside a house or take it seriously based on its curb appeal—the view they see when they drive by or arrive for a showing. You can help make sure they want to come inside your Evanston home by spending some time working on the its exterior appearance.

It's difficult to look at our own house in the same way that potential Evanston home buyers do, because when we become accustomed to the way something looks and functions, we can't see its faults. Decide right now to stop thinking of the property as a home. It's a house—a commodity you want to sell for the highest dollar possible.

Curb Appeal Exercise

The next time you come home, stop across the street or far enough down the driveway to get a good view of the house and its surroundings.

  1. What is your first impression of the house and yard area?
  2. What are the best exterior features of the house or lot? How can you enhance them?
  3. What are the worst exterior features of the house or lot? How can you minimize or improve them?
Park where a potential buyer would and walk towards the house, looking around you as if it were your first visit. Is the approach clean and tidy? What could you do to make it more attractive?
Take photos of the home's exterior. If you have a digital camera, view the color versions first, then remove the color and look at it in black and white, because it's easier to see problems when color isn't around to affect our senses.

Make a list of the problem areas you discovered. Tackle clean up and repair chores first, then put some time into projects that make the grounds more attractive.

  • Kill mold and mildew on the house, sidewalks, roof, or driveway.
  • Stow away unnecessary garden implements and tools.
  • Clean windows and gutters.
  • Pressure wash dirty siding and dingy decks.
  • Edge sidewalks and remove vegetation growing between concrete or bricks.
  • Mow the lawn. Get rid of weeds.
  • Rake and dispose of leaves, even if your lot is wooded.
  • Trim tree limbs that are near or touching the home's roof.

Don't Forget the Rear View

Evanston Buyers doing a drive by will try their best to see your back yard. If it's visible from another street or from someone's driveway, include it in your curb appeal efforts.

Evening Curb Appeal

Do your curb appeal exercise again at dusk, because it isn't unusual for potential Evanston buyers to drive by houses in the evening.
  • One quick way to improve evening curb appeal is with lighting:
  • String low voltage lighting along your driveway, sidewalks, and near important landscaping elements.
  • Add a decorative street lamp or an attractive light fixture to a front porch.
  • Make sure lighting that's visible through front doors and windows enhances the home's appearance.

Landscaping Decisions

There are times that adding elements to your landscaping can improve curb appeal, but there are other times when removing something is even more effective.

Most buyers cannot visualize changes, and often won't take a second look at a house if the first look doesn't appeal to them. Home buyers who can visualize changes, and are prepared to make them, expect you to reduce the price of the house to compensate for the work they plan to do.

A Few Curb Appeal Tips

  • If you can budget it, a fresh paint job does wonders for a dingy house. Drive around Evanston to find color schemes that are appealing.
  • Install a more attractive front door, maybe something with leaded glass inserts.
  • If you can't justify the cost of a new door, consider replacing plain doorknob hardware with something more attractive.
  • If new hardware is beyond your budget, repaint or stain the door and polish the hardware?
If you brainstorm, you'll find that there's a solution to most problems—one that lets you stay within your budget. The trick is to find the areas where improvements are needed, then work on them as best you can.

As Evanston Real Estate agents, we enjoy giving you great information and tips for the Evanston Real Estate market.  If you have any questions or about living in Evanston or are interested in learning more about selling a home in Evanston, please let us know.  We're here to help in any way we can and would enjoy the opportunity to help you make Evanston your new home.

The Top 10 Home Improvement Projects for Chicago North Shore Homes

Home sales along Chicago’s North Shore can tend to be competitive, especially in today’s buyers market.  Whether you need to sell your home in Evanston, Wilmette or any of the other North Shore communities, making updates can give your home the extra boost it needs to stand out to North Shore buyers.
Given all of the current renovation tv shows and trends, it can seem overwhelming to know where to start in bringing your home up to date for today’s Chicago North Shore Real Estate market.  It could be that you’re not even considering selling your home right now, but you want to make sure that any updates you make on your home bring about the return on investment that you desire.  So where do you begin?
We’ve gathered the top ten projects within various categories that will help you determine the best renovation or update to tackle for your home.  While you may have the time and funds to complete all of these projects; many sellers will just want to pick out a few that can instantly boost their Chicago North Shore home’s value.  Take a few minutes to review the list and see which projects will most benefit you and the sale of your home.
1. Top Budget Friendly Project: Clean and Conquer Clutter- If you're on a tight budget, cleaning and de-cluttering is by far the most cost-effective way to add value to your Chicago North Shore home. A clean and clutter-free home looks larger and more livable and makes a great first impression on homebuyers.
2. Top Energy Efficient Project: Add Insulation- Energy-efficient upgrades have two advantages: they add value to your home, and they save you money in the long run. The most inexpensive way to increase your home's energy efficiency is to add insulation. Proper insulation can reduce heating and cooling costs as much as 30 percent and make a home feel more comfortable; which is especially nice during the chilly Chicago winters!
3. Top Outdoor Structure Project: Build a Fence- Adding a fence to your property can enhance its appearance, give you extra privacy and add value to your home overall. If you're trying to sell your home, buyers with children or pets will appreciate this addition. Wood and stone are two popular options, but before you start buying supplies, visit your Chicago North Shore community website for local zoning codes and homeowners association rules.
4. Top Big Ticket Project: Finish the Basement- If you're willing to take on a major remodeling project, finishing your basement can add value and more usable space to your Chicago North Shore home. It's a far more cost-effective way to add living space than adding on a whole new room.
5. Top Home Exterior Project: Repair Gutters- While they're certainly not a home's most exciting feature, gutters should be at the top of your list of exterior updates. Gutters keep the rest of your home's exterior -siding, windows, foundation and doors -free from water damage, so maintaining them is crucial to maintaining your Chicago North Shore home overall.
6. Top Outdoor Living Project: Add Outdoor Lighting- Adding outdoor living space to your home is almost like adding square footage, and more square footage equals more value in your Chicago North Shore home. If you have a patio or deck that doesn't get much use, start making it more welcoming by adding lighting. This will instantly create a space to entertain well into the evening!
7. Top Landscaping Project: Tidy Up Your Lawn- When it comes to adding value to your home, curb appeal is key. A patchy lawn looks sloppy and detracts from your North Shore home’s overall appearance. Before you take on any major landscaping projects, start small by getting your lawn in shape. Reseed any bad areas and have the soil tested for any chemicals needed for healthy grass.
8. Top Storage & Organization Project: Maximize Storage Space- Real estate professionals agree that ample storage space tops most homebuyers' wish lists. If your home has a large garage and walk-in closets, you're in great shape. If not, you can make the most of the storage space you do have with organizers. Adding organizers will create a more custom and attractive appeal to your home.
9. Top Bathroom Project: Refresh Fixtures- Little changes go a long way when it comes to bathroom updates. Simply replacing old fixtures and hardware can give an outdated bathroom a stylish, contemporary look. If you want to go one step further, consider updating your sink or vanity.
10. Top Kitchen Project: Upgrade Appliances- The kitchen is one room where upgrades almost always bring a large return on investment in the Chicago North Shore Real Estate market. However, you don't have to gut your kitchen and tackle a major remodel to add value. One way to improve your kitchen is to simply replace your old appliances. Stainless steel is the current standard, but you don't have to buy the commercial-quality Viking range or the most expensive Sub-Zero refrigerator. Any updated appliances will look better, run better, and give your kitchen more appeal.
We hope that whatever home project you take goes well and that it gives you the boost needed to get your Chicago North Shore home sold!  Of course we’re here to help as well!  Our team of experienced Chicago North Shore Real Estate agents know the ins and outs of what buyers are looking for in North Shore homes and can give you the tools that will ensure your home gets sold in a timely and efficient manner!

Beat the Heat and Attract Buyers with an Open House for your Chicago North Shore Home!

Summer on Chicago’s North Shore has been taken to a whole new level this month with the unusually high temperatures.  While some of you may feel this is exactly how summers should be, there are those of you who are just looking for ways to keep cool!  We hope that you’ve been taking the necessary precautions as you enjoy time outside in your North Shore community as there’s always something fun to do.
If you currently have your home on the Chicago North Shore Real Estate market; the heat may actually play into your favor!  You may feel that summer activities and vacations have many buyers on hold as they take advantage of the summer months.  However, with the excessive heat, Chicago North Shore buyers may be looking for opportunities to stay indoors and keep as cool as possible.
Hosting an open house for your North Shore home within the next few weeks may be just the thing that will attract buyers to enjoy time indoors!  If you do plan on having your Chicago North Shore Real Estate agent set up an open house, there are a few key things you can do that will make your home even more appealing to potential buyers.
1. First Impressions- Believe it or not, a nice doormat or attractive porch can really set the tone for the entire open house.  If there’s an old doormat, chipped paint or nothing special about the entrance to your home, buyers may feel that you don’t really care.  A welcoming setting from the start will instantly let buyers know that your home is well-maintained and that each area of your home is cared for.

2. Get to the Heart- The best way to appeal to the buyers’ heart is through offering something special when they walk in the door.  Whether you bake fresh cookies, or have cool lemonade for them on your counter, these added touches will set your home apart.  Lighting a mildly scented candle and having your home cooled can be a welcome retreat from the heat and can make your home instantly feel comfortable to the North Shore buyer.
3. Make it Generic- It’s great to make your home personal; however your pictures, children’s art or your “to do” list on the refrigerator can be a large distraction to potential buyers.  They need to be able to envision themselves in your home, so putting away those personal items will help buyers picture their life in your Chicago North Shore home.

4. Clear Counters- Look at your kitchen or bathroom counters from a outsiders viewpoint.  Do you have too many appliances cluttering your kitchen counter?  Clearing this space will make there appear to be more room for cooking or their own storage.  If your bathroom counters are filled with perfumes, toothbrush holders, etc… take time to put them in cabinets or drawers so buyers can see the actual size of the space.

5. Set the Table- This may not seem necessary, but having your dining room table set with nice place settings add a touch of class and can help the Chicago North Shore buyer envision hosting their own dinner parties.

6. Don’t Stick Around- While it may be tempting to want to hear what the potential buyers have to say, it can be awkward when the seller is present.  They will feel that they can’t openly express their thoughts to the agent and will not feel as comfortable when looking throughout the home.  Even if you take a walk through the neighborhood, being away from the home during an open house can make all the difference.
These six practical tips can be just the thing that helps your North Shore home stand out from other homes currently on the Chicago North Shore Real Estate market.  If you have been considering selling your Chicago North Shore home, but aren’t quite sure where to start; please let us know!
As a team of experienced Chicago North Shore Real Estate agents, we’ve helped many people sell their North Shore home in a timely and efficient manner.  We would enjoy the opportunity to meet with you over an iced cold drink, or even ice cream, to discuss your home selling needs as well as walk with you throughout the entire home selling process.

How to Deal with a Low Ball Offer on Your Chicago North Shore Home

As Chicago North Shore Real Estate agents, we know that selling your North Shore home can seem like an overwhelming experience as we see the national housing market leaning more in the favor of buyers.  Last week, we talked about some great tips for selling your North Shore home and some things you can do to make it stand out from other homes on the market.
So, what happens if you follow those tips and your home is in excellent condition and primed for sale, but you are not getting the offers you expected?  It can be tough to know what to do in that situation and can be disheartening as you’ve put so much effort into your North Shore home.  It can seem that you’re back at square one and are not making any progress as you deal with these low offers.  We thought it would be helpful to tackle this topic of dealing with low-ball offers and give you some tips on how to turn it into a positive situation.
1. Consider the terms- Price is important for most North Shore buyers and sellers, but it’s not the only deal point. A low purchase offer might make sense if the contingencies are reasonable, the closing date meets your needs, and the buyer is pre-approved for a mortgage. Consider what terms you might change in a counteroffer to make the deal work.

2. Counter the purchase offer- Unless you’ve received multiple purchase offers on your Chicago North Shore home, the best response is to counter the low offer with a price and terms you’re willing to accept. Some buyers make a low offer because they think that’s customary, they’re afraid they’ll overpay or they want to test your limits.

A counteroffer signals that you’re willing to negotiate. One strategy for your counteroffer is to lower your price, but remove any concessions such as seller assistance with closing costs, or features such as kitchen appliances that you’d like to take with you.

3. Get the agents together- If the purchase offer is too low to counter, but you don’t have a better option, ask your Chicago North Shore Real Estate agent to call the buyer’s agent and try to narrow the price gap so that a counteroffer would make sense. Also, ask your agent whether the buyer (or buyer’s agent) has a reputation for lowball purchase offers. If that’s the case, you might feel more free to reject the offer.

4. Review your comps- Ask your Chicago North Shore Real Estate agent whether any homes that are comparable to yours (known as “comps”) have been sold or put on the market since your home was listed for sale. If those new comps are at lower prices, you might have to lower your price to match them if you want to sell.

5. Consider the buyer’s comps- Buyers sometimes attach comps to a low offer to try to convince the seller to accept a lower purchase offer. Take a look at those comps. Are the homes similar to yours? If so, your asking price might be unrealistic. If not, you might want to include in your counteroffer information about those homes and your own comps that your Chicago North Shore Real Estate agent provided for you when you first decided your asking price. If the buyers don’t include comps to justify their low purchase offer, have your real estate agent ask the buyers’ agent for those comps or their reasoning behind such a low offer.

6. Don’t signal desperation-Buyers are sensitive to signs that a seller may be receptive to a low purchase offer. If your home is vacant or your home’s listing describes you as a “motivated” seller, you’re signaling you’re open to a low offer. If you can remedy the situation, maybe by renting furniture or asking your Chicago North Shore Real Estate agent not to mention in your home listing that you’re motivated, the next purchase offer you get might be more to your liking.
Our team of experienced North Shore Real Estate agents understand all that goes into selling a home in today’s market.  We know it can be challenging and that’s why we’d love to help you walk through this process!  As always, our door is open to talk with you about the North Shore Real Estate market or any other questions you may have about buying or selling your Chicago North Shore home.
We look forward to hearing from you and helping you get your home sold!

10 Tips for Selling Your Chicago North Shore Home!

Selling your Chicago North Shore home can seem like a daunting task as you hear stories about today’s real estate market.  However, it’s not impossible!  Whether you’re selling your home because of a job transfer or you’ve finally found your dream home in your favorite North Shore community; you’ll be encouraged to know that more people are entering the North Shore Real Estate market in hopes of buying a home.

While having an experienced North Shore Real Estate agent will make a large difference in the effectiveness of getting your home sold; there are also a few things that you can do to help the process!  Getting your home ready to sell before putting your home on the market will result in greater interest and activity right from the start!  Here are 10 tips that you’ll want to review and implement that will help sell your North Shore home.
1. Price it correctly- The single biggest thing you can do is to price your home correctly.  Correct pricing is the number one thing that you can do, because if the price is not within reason of the other properties on the market then all the other items presented below are useless.  You can spend all the money in the world on making your house look beautiful but if the price is not what the current buyers will pay then you are throwing money out the window.

2. Improve your landscaping- Curb appeal is crucial to a good first impression, so make sure your Chicago North Shore home’s lawn is immaculate. Selling your home in the summer is ideal as the warmer weather allows you to show off the highlights of your landscaping.  Make sure to stay on top of mowing the lawn, pruning the bushes, weeding the garden and planting flowers. Allow your landscaping to enhance the “wow” factor of your home!

3. Make repairs- In a buyer’s market you want your home to be in the best condition possible. North Shore buyers are very savvy and know what to expect in a home. Take care of major defects like broken windows or a leaky roof as well as smaller repairs such as a loose hinges on a cabinet or a missing brick from your walkway.  Knowing there are things that will need to be fixed when they move in can greatly discourage buyers. An unkept exterior will make buyers think you've slacked off on interior maintenance as well. Be sure to clean the gutters and pressure wash your home's siding.   If you know of issues that may come up in a home inspection fix them prior to putting your home on the market it will save you time and money to address the issues now.

4. Make the front door inviting- A fresh coat of paint, especially in a color that contrasts with the home, will make the front door stand out. Replace faded house numbers so buyers can see them from the curb.  For every 1 dollar you spend preparing your home to sell you should receive 3 dollars back.  One of the single greatest return on investments we see for our clients is paint.  If you spend $3000 on interior paint (depending on what you have to work with) you should get $9000 more back in the selling price (on average).

5. Buy a new welcome mat- Let buyers know they're invited into your home.  This is a seemingly small thing to do, but an old, dirty welcome mat will make buyers wonder what else you’ve overlooked in your home.  A fresh mat will show buyers that you pay attention to the smallest details in every aspect of your Chicago North Shore home.

6. Remove clutter and depersonalize- Buyers want to envision their belongings in your home.  By removing personal photos and items; buyers will be less distracted.  If your storage space is limited, perhaps renting a storage unit while your home is on the market is a smart choice. Extra furniture will only make your home appear smaller and more cluttered.  Take the magnets off your refrigerator and organize books, make things look tidy, remember “less is better.”

7. Organize closets and drawers- Messy closets give the appearance that your home doesn't have enough storage space.  Having built-in organizers in closets, and even the kitchen pantry, will give the impression that keeping things organized will be a breeze.  Keep shoes off the floor in the closets when you do so the closets give the impression that they are larger.

8. Make every surface shine
- From ceiling fans to floors and everything in between; clean your home until it shines. We recommend spending money on a professional cleaner, the return on investment for a clean looking and clean smelling house is priceless.  This is another investment that clients make and the return is tremendous.

9. Take color down a notch
- You might like your lime-green bedroom, but it may turn off buyers. Paint your walls a neutral color that will appeal to a wide range of buyers.   Consult your local paint store for more details but it must be kept clean and simple.  When you paint, the house feels fresh and new and buyers want to do as little as possible if it is the right house.

10. Scrutinize- Go outside and open your front door. Stand there. Do you want to go inside? Does the house welcome you? Take a few minutes to do the following: Linger in the doorway of every single room and imagine how your house will look to a buyer. Examine carefully how furniture is arranged and move pieces around until it makes sense. Make sure window coverings hang level. Tune in to the room's statement and its emotional pull. Does it have impact and is it aesthetically pleasing?  Be the “buyer” of your own home.
We hope you are encouraged that there are some valuable steps you can take that will help boost the appeal of your North Shore home!  Of course, if you have any questions about selling your North Shore home or are ready to begin the process; please let us know!  Our team of experience North Shore Real Estate agents will help you each step of the way and ensure a smooth and efficient home sale!

Make Your North Shore Home Irresistible to Buyers!

As North Shore real estate agents, we frequently get asked how people can make their home more interesting and hard-to-pass-up for buyers. Whether you’re selling a home in Highland Park, Evanston, Skokie, or even Chicago, there are definitely some common features that potential buyers want in a home.

Although the spring market is coming to a close, the summer months are another great time to put your North Shore home on the market. Between the nicer, warmer weather and the transition between school years, many families are looking to find their Evanston or Chicago home in the summer months. With the influx of buyers that will undoubtedly be interested in buying a home on Chicago’s North Shore, it’s important to make sure that your house stands out from the competition.

While putting your North Shore house on the market can be overwhelming, keep in mind that there are some sure-fire ways to give your home that irresistible appeal to potential buyers. You just have to be willing to put in a little work before selling.

Here are four suggestions that will make your Evanston home much more appealing to potential buyers, and they will definitely give you a leg-up on the competition.

1. Make your landscaping picture-perfect. It’s always important to make a good first impression, so having your home’s exterior just as gorgeous as the interior is important. Have a plan on what renovations you’d like to make to your home’s exterior, including paint touch-ups and landscaping. The prettier your house is on the outside, the more people will want to see it on the inside. North Shore real estate agents call this “curb appeal.”

Make sure people know where to go. Believe it or not, with all of the doors people have around their Chicago homes nowadays, it can be hard to figure out where the front door is. Create a “Welcome” sign during showings and make it clear where the buyers are supposed to go. Whether your repaint your door an inviting color, put out a visible welcome mat, or create a path directly to your home’s entrance, the key is to make the potential sellers feel welcome. Make the entrance to your home seem special, not just your average front stoop.

Pay attention to the little details. Believe it or not, buyers look for the little details when they’re looking at a home. In the overall scheme of things, it is the little things that make a house a home. Tidy up and clean your home before the showing, and make little touch-ups on any rooms or details that might need to be repainted. You want your home to look inviting, but you also want it to look as ready-to-live in as possible.

Stage your home perfectly. Believe it or not, a home looks more desirable when it is de-cluttered, depersonalized, and decorated like a model home. The reason for this is that if a buyer looks at a home and it is decorated in an incredibly personal and specific way, then they may not see themselves living there. The key is to make your home look as impersonal as possible, while still looking nice and desirable to live in. The more impersonal the decorating scheme, the more people will be able to see the potential of each space, and the more they can imagine putting their own lives into your home. A clean, but still nice, home-staging job will show the potential of every room and will still allow the buyer to implant themselves and their own belongings into your home.

If you need any assistance with getting your house ready to sell, or even just want some suggestions about how to best navigate the North Shore Real Estate market, don’t hesitate to ask us! We’d love to help you sell your Evanston, Chicago, and North Shore home as quickly as possible, with minimal stress. As Evanston and North Shore real estate agents, we have plenty of experience in helping many Chicago families sell their home!

We look forward to hearing from you!
