Top 10 Red Flags for Evanston Homebuyers

Sellers don't always disclose the whole truth to potential homebuyers, especially if they're eager to sell (or "motivated" in real estate lingo). But you can't afford to get a professional inspection of every house you tour. So before you spring for the pro, you and your Evanston Real Estate agent should narrow down your choices by doing your own pre-inspection to spot potential problems.

1.      Mass Exodus From the Neighborhood
Don't let a home's curb appeal keep you from glancing down the street. Are there several other homes for sale? Are nearby businesses boarded up or vandalized? Get the scoop from the neighbors and your Evanston agent. If everyone else wants to leave the street, maybe you should, too. Just do it before you're stuck with a bad investment.

2.      Mediocre Maintenance
Three layers of roofing and gutters with plants growing in them are signs the owners aren't big on maintaining their home. What else did they neglect?  More telltale signs of poor maintenance are overgrown lawns with weeds, cracked peeling or dirty painted surfaces, makeshift wiring or plumbing or broken fixtures and appliances.

3.      Foundation Failures
Check out the yard grading. If the yard slopes toward the house, it could cause water to run down the foundation walls or into the basement, which will be costly to repair. Scour the foundation for damage. Bulges or cracks bigger than one-third inch can mean the house has serious structural issues.

4.      Bad Smells (Inside or Outside)
Take a big whiff of the air inside and outside the house. Do you smell anything funky? If you can't smell anything but the huge baskets of potpourri all over the house, this could be a red flag.

5.      Faulty or Old Wiring
While you're probably not an electrician, make sure all the switches and outlets in the house function properly. Flickering lights, circuits that don't work and warm or hot outlets or faceplates are all symptoms of wiring problems.

6.      Fresh Paint on One Wall
New paint can really spruce up drab walls, but it can also hide bigger problems, like water damage, mildew or mold. If the room smells strange or if you see stains or saggy walls or ceilings, have an inspector look for mold and leaks.

7.      Locked Doors and Blockades
Ask about any rooms that are "off limits" during your home tour, and arrange with your Evanston realtor to see them later if you're interested in the house.

8.      Foggy or Nonfunctioning Windows
Check for water in between double-paned windows and make sure all the windows are functional.
 9.      Structural Walls or Floors Have Been Removed
Sure you love the open floor plan, but was the house always open or did the homeowners renovate? If they removed a load-bearing wall without adjusting the framing, it can shift weight to other parts of the house. Hire a structural engineer if you think any renovations are questionable.
10.  Bugs!
No one wants a house with a pest problem, be it roaches, mice or, worst of all, termites. Be on the lookout for unwelcome creatures as you tour the house. Even if no foes pop out while you're there, consider a separate termite inspection if you're thinking of purchasing the property.
BOTTOM LINE: Always get a professional inspection
Yeah, it's a little expensive, but it's worth every penny. Skipping a home inspection is not a good way to cut homebuying costs. You'll end up paying more in the long run when problems inevitably arise.

She calls the kitchen the "heart of the home," and offers this practical advice for making that space sparkle:
  • Apply orange oil to cabinets that appear dry, which will renew their original luster
  • Put out large bowls of fruit such as polished apples, bright oranges, luscious grapes
  • Arrange colorful and fu cookbooks on the counters
Dawna believes in bringing the outdoors inside through the use of greenery and plants; in creating clean, crisp spaces and arranging furniture with plenty of room to walk around. She says bathrooms are essential to dress well. "Bathrooms should look open, airy and delightful," says Dawna. One of her favorite tricks is to add baskets filled with spa treatments such as:
  • Towels tied with ribbons
  • Scented soaps
  • Creamy lotions
  • Moisturizing & Facial jars
The backyard needs staging, too.  For patios and decks, bring in plants and potted flowers, and add additional color by setting the picnic table with bright, plastic dinner plates.

Prepare Your Evanston Home for Fall!

Fall in Evanston is a beautiful time of year with the leaves changing to vibrant colors against a vivid blue sky.  As we get ready for the cool, crisp air and all that this season along Chicago’s North Shore holds, it’s important to ask ourselves if our homes are ready for the change.
For those of you who’ve lived in Evanston for a few years, you’re aware of our lake effect weather and how fall can turn to winter without warning.  Instead of waiting to make sure your Evanston home is fully prepared for the change in temperatures and precipitation, we decided to put together a September checklist that you can do this month to ensure you’re ready for the new season.  Take a look!
1.  Add weatherstripping to doors and windows- Weatherstripping can be plastic, foam, felt or metal; its job is to seal small gaps, keeping moisture and cold air outside where they belong.  Newer, energy-efficient windows generally don't require added weatherstripping, but if your windows are older, weatherstripping can keep drafts at bay and energy costs down.

2.  Check storm windows- If you have storm windows that are cracked or dirty, repair and clean them now; prior to autumn installation.

3.  Insulation speculation- This is a good time to check the condition of insulation and see if you need more, especially if you live in one of Evanston’s beautiful turn-of-the-century homes. You can purchase un-backed or loose-fill insulation if you are just beefing up what is already there. If your walls lack insulation, consider having a professional install blown-in insulation foam. The energy savings will probably offset the cost of the procedure in a couple of years.

4.  Check gutters- Do a quick visual check to make sure gutters are clear — they'll be performing double duty soon with rainstorms and falling leaves.

5.  Keep mice out- September inspires nesting in mice as well as humans. Mice are looking for a winter home now, and that newly insulated attic would be just the spot. Mice can squeeze through 1/4-inch openings. Make sure all exterior vents are screened, and that there are no gaps underneath garage doors.

6.  Caulk exterior- Think of caulk as weatherstripping in a tube. Any gap on the outside of your home can be a candidate for caulking. Look at transition spots: corners, windows, doors, areas where masonry joins siding, or places where vents and other objects protrude from walls. Carefully read manufacturer's directions to make sure the caulk you buy will work where you plan to use it, and don't forget to purchase a caulking gun. Early fall is a good time for this task because caulk becomes difficult to apply when the temperature falls.

7.  Inspect your roof and chimney- If your roof isn't too steep, and isn't covered with slate or tile, you may be able to carefully walk on it on a dry day. Look for broken or missing shingles, missing or damaged flashing and seals around vent pipes and chimneys, and damage to boards along the eaves. Also peer down your chimney with a flashlight to make sure no animals have set up house in it. If you can't get on your roof, perform this inspection with a ladder around the perimeter.   Some patches and roofing cement now can prevent thousands of dollars of water damage later in the winter.

Look for these 10 Signs Before Buying a Chicago North Shore Home!

Buying a home on Chicago’s North Shore is a large financial and life changing decision!  As experience Chicago North Shore Real Estate agents, we enjoy helping people through each step of the home buying process and taking the time to answer their questions so that they feel completely comfortable with the process.  
Since our nation’s housing market is currently leaning in the favor of buyers, many are taking advantage of the low mortgage rates and home prices and venturing out onto the Chicago North Shore Real Estate market.  You probably know of friends and family who’ve recently bought a home and you may be wondering if now is a good time for you to buy as well.
If you’re a first time home buyer, this can be especially tricky to differentiate between now being a great time to buy because of the current real estate market and now being a great time to buy because you’re ready to be a home owner.  Whether you’re new to the home buying process or are considering buying a new Chicago North Shore home, we’ve gathered ten signs that determine if you’re fully prepared to buy a home.
1. You’ve determined why you want to buy- Evaluating why you want to buy a home is crucial.  Are you the one who wants to buy a home and take on that responsibility or do you have outside pressures that make you feel that you need to buy?  Only you know how your finances, personal goals and lifestyle will fit into the home buying process and if you’re not sold on buying; don’t.  If you know that you do want to buy a Chicago North Shore home before the end of the year; make sure you determine what you’re comfortable with and stick to it.

2. You’ve been paying attention to home prices
- You will need to know what home prices are like in the North Shore area before embarking on your house hunt.  Of course your Chicago North Shore Real Estate agent will give great insight into the current home price trends.  Having an idea of where the market has been and where it’s going will help you determine if now is the time for you to buy.

3. Home prices are stabilizing in your area- Playing off of the previous point, you want to determine what the Chicago North Shore Real Estate market looks like.  It seems that the market will continue to stabilize itself, which is great news!  Ask yourself how long you plan to stay in your new home.  If you only plan on living in the home for a few years; the stabilization of the real estate market will play a larger role. However, if you’re planning on living in your North Shore home long term; you can rest assured that the market will only continue to climb upward and that if you ever plan on selling, the market will be healthy for a home sale.

4. You’re saving money- This seems like a very basic point, but a very essential one.  The days of “no money down mortgages” are gone and most lenders require at least 5% down.  You will also need to make sure that you have additional money for things like closing costs, as well as money in the bank when all is said and done.  Lenders are becoming more strict and want to know you can back up the purchase of a home.

5. You have a solid credit score- Credit scores are moving to the forefront of being approved for a home loan.  Most lenders are expecting a credit score of 600+ even for FHA loans.  A good credit score will not only help you qualify for a home loan, but can lower your interest rate, which can save you thousands of dollars in the long run.

6. You’ve created a home-buying budget- If you’ve taken the time to create a home-buying budget chances are you’re serious about buying a home and want to go about it in the best way possible. It’s imperative to establish your budget prior to talking with lenders.  Just because you are approved for a certain amount on the loan, does not mean that’s what you can actually afford.  Lenders don’t take your extended finances into consideration, but will look at your income.  Be sure to stick within your budget to avoid foreclosure and heartache in the future.

7. You’ve researched your mortgage options- It’s important to research which type of mortgage is best for your financial situation.  Getting a fixed or adjustable-rate mortgage will depend a lot of your long term goals.  Your Chicago North Shore Real Estate agent will also be able to help you determine which option is better for you and can walk you through the pros and cons of both.

8. You’ve been pre-approved- Getting pre-approved before you meet with a lender can save you time and will be a good indicator of any financial issues that need to be addressed.  Things such as credit or income problems are items you want to take care of before trying to get approved for a home loan. Sellers will also take you more seriously if you have your financials in order. 

9. Your debt is under control
- Another way to test if you’re ready to buy a home is if you’ve paid down your debts.  Lenders will look at your DTI, your debt to income ratio, and if your combined debts (mortgage and other debts) are more than 36% of your yearly income; chances are you will have a hard time qualifying.  Each lender varies on this amount, but making the serious decision to buy a home can’t be taken lightly as it may have been in years past.  The housing market is really attempting to wipe its slate clean to help lay the ground work for a healthy future.

10. You’re looking at all of your options- Keeping your options open is key in buying in today’s market.  Whether a short sale, foreclosure, or regular home; there are many options that can prove to be great deals.  Your Chicago North Shore Real Estate agent can help you determine which type of home is right for you.
